What is grey structure construction?
In Pakistan, grey structure means the structural shell of a building: foundations, the reinforced concrete frame and slabs, and brick masonry walls, usually with electrical conduits and plumbing lines laid in. Finishing work such as tiles, paint, doors, kitchens and fittings is not included. Because the exact scope varies between contractors, it should be written into the contract.
What is the difference between grey structure and turnkey construction?
Grey structure delivers the shell of the building. Turnkey construction continues through finishing, including flooring, plaster and paint, doors and windows, kitchens, bathrooms and electrical fittings, so the building is ready to occupy at handover.
How is a construction cost estimate prepared?
Cost depends on the covered area, the structural design and the finishing specification, and prices of materials such as steel and cement change over time. We prepare estimates from the drawings as an itemised bill of quantities (BOQ), so you can see what each part of the work costs.
