How we approach design
Design starts with the site and the brief: plot size and orientation, what the building needs to do and what it should cost. Concept options are tested against those constraints before detail is added.
Because Fortis also builds, drawings are developed with construction in mind. Structural and MEP design are coordinated with the architecture, so the drawings can be priced accurately and built without guesswork.
Questions
Architecture & Design: common questions
What does architectural design include?
It runs from the brief and a study of the site, through concept design and detailed design, to the working drawings a contractor builds from. At Fortis it also covers the drawings needed for building approval and coordination with structural and MEP design, so the design can be priced and built without gaps.
Do you prepare feasibility studies before design starts?
Yes. For commercial and mixed-use plots we can prepare a feasibility study that tests what the site allows, including covered area and number of floors, before you commit to full design.
Can you design a building that another contractor will build?
Yes. Architectural design can be commissioned on its own. Continuing with Fortis for construction keeps responsibility for the drawings and the building with one team.
